People react more favorably to homes shown under bright light. Everything feels larger, cleaner
and more inviting with bright light. Make sure all bulbs and light fixtures are working. Leslie
also suggests increasing the wattage of the bulbs to the maximum allowable wattage in typically
dark areas, such as hallways, bedrooms, kitchen bathrooms and basement.

A fresh coat of paint can be one of the best investments you can make to increase the value of
your home. The smell of fresh paint, along with its clean appearance, greatly helps create a positive
impression of your home. If you don’t want to paint the entire house, you may consider painting a few
key areas, such as: the front door and its trim, the garage door, the entrance foyer walls and hallways.

Buyers love a clean home. In addition to normal cleaning, also consider some overlooked areas
such as noticeable windows and the front door bell. Give special attention to bathrooms and the kitchen.
A quick touchup with the vacuum before a showing will really pay off.

Space sells. One way to make a room appear larger is to have less furniture blocking the floor
space. Leslie suggests that wherever possible move out all boxes and unnecessary furniture from your
home. Since you are moving soon, consider boxing up all the items that don’t fit comfortably in the
closets and move them to a storage unit or a neighbors/family member’s garage. Also, cleaning out
the garage and the basement will make them look much larger. If it is not possible to rent a storage
unit or someone else’s garage, then consider moving all those boxes, furniture and storage into one of
the smaller rooms in your basement.

Re-carpeting your home prior to selling may NOT be necessary. So before you spend the money,
ask Leslie first. Replacing some carpeting can be a very effective way to increase the value of
your home and if done correctly can add much more than the cost of the new carpeting. But it is
not always necessary. If needed, Leslie can also suggest stores that allow you to re-carpet your
home now and not pay for that carpeting until your home sells and closes!
